What a fit-out is

A venue fit-out is the whole staging environment - rigging and pipe grids, drapes and track, automation and control, and the electronics behind them - designed, supplied, installed and commissioned by one team, then handed over documented and signed off. It is built for the people responsible for a building, not a show: venue managers, capital-works leads, architects and the tier-one head contractors delivering a new performing arts centre or refurbishing a working venue.

One party carries every system and every interface between them. Over a decade, the disciplines venues used to source from separate contractors - track and drape installation, automation, electronics design, scenic fabrication, drape manufacturing - were brought in-house one by one, so design intent survives from concept through fabrication, rigging and automation to commissioning without ever leaving one accountable party. Load paths, interfaces and structural requirements are coordinated early, on paper, not discovered on site. A TSA venue fit-out covers the whole staging environment: rigging, hoists and grids, drapes and track, automation and control, and the electronics behind them - designed, supplied, installed, integrated and commissioned as one system. The engagement runs from early coordination of load paths and interfaces through in-house drafting, formal design reviews, controlled fabrication and install, to a documented, signed-off handover. One team carries all of it, so there is a single point of accountability from first drawing to opening night.
Yes. On new builds and major refurbishments we deliver the stage-engineering package within the builder's programme, with drafting, design-review milestones and documentation aligned to construction milestones. Interfaces with building services and other trades are coordinated by us and documented, so the stage systems land in the programme as one accountable package rather than a set of loose subcontracts.
The sequence changes; the standard does not. A new build runs inside a construction programme, with systems coordinated against the building design from the start. A retrofit starts with what the existing structure can carry and what the venue's calendar allows - we engineer around both, and a working venue can usually keep operating while the fit-out is staged around it.
We do. Because scenic, rigging, automation, drapes and electronics capability all sit within one organisation, the interfaces between those systems are engineered together rather than negotiated between vendors on site. Coordination with lighting, audio, video and building trades is carried by the same team and documented, so no gap in the building is left without an owner.
You receive structured documentation of the installed systems, and your operators are trained to competency on the specific equipment they will run. Hoist and rigging systems should then be serviced and maintained every 12 months, and most venues carry that through a TSA Service & Inspection Programme, with a Venue Systems Health Check as the periodic whole-of-systems review. The team that installed the environment is the team that maintains it.
